The Gestimo is a software solution that aims to meet the diverse components of Real Estate Management.

Specifically, the Gestimo - Real Estate Divestment, supports all aspects related to the management of properties for divestment within the banking institutions.

Had its genesis in 1995 in the BPSM (Banco Pinto e Sotto Mayor), was implemented in 1999 at BNU (Banco Nacional Ultramarino), and is now at the service of National Groups.

The product has a modular organization, built around a cadastre, on which through parameterized procedures, it is possible to justify the status of records as well get appropriate reports, statistical and management.

Administration

The management module provides functionality for system administration as well as the clearance of periodic operating results.

It offers the following features:

  • Setting general parameters of the customer and facility;
  • Management of the base tables of the application;
  • Manage users and their permissions;
  • Closing the month with statistical tabulations;
  • Production of management report maps.

Regularization

The module supports the regularization of property registration and preparation for sale.

The registration of property is composed of:

  • Data base
  • Licenses;
  • Land registers and tax;
  • Areas;
  • Characterization;
  • Location;
  • Rating.

This module provides a set of features that allow you to:

  • Rapid opening of registration;
  • Collection and recording of assessments;
  • Access to register for upgrade of fields with track changes;
  • Sheet reclassification.

Movements

The various events that occur on the property are recorded on the form of movements. The application supports parameterisation of types of moves where you can define who the stakeholders are, the information subject to change and the initial and final state of the property after the execution of the movement.

This module provides a set of features that enable:

  • Collection of historical records of movements;
  • Dynamic parameterization;
  • Operating directly on the record;
  • The automatic issuance of documents, such as requests for evaluation, key delivery protocols, etc..;
  • Issuance of daily movements;
  • Extraction maps for each type of motion.

Global Consultation

The global viewing allows you to search and list properties that are in a given state which meets the search conditions.

The detailed query for each property has all the registration data and the movements that were performed for the same, over the time.

This module provides features that enable:

  • Search parameterized records;
  • Export results to Excel;
  • Issuance of registration form for each property.

Sales

The sales module aims to manage the entire sales process of a property.

Supported movements, manages the process and status changes in the property, from the initial agreement of sale to its implementation.

Throughout, the process and documentation of sale is recorded in the application.

The sales module, also makes possible:

  • Search tailored to the sales;
  • Portfolio management of real estate by guardian;
  • Extraction sales maps.

Campaigns and Auctions

Campaign management module and real estate auctions. Allows you to select a set of properties and provides it in campaign or auction, defining the conditions and prices for their sale.

It supports special price for a period of commercial activity and restored at the end of the set period.

This module allows you to interface with online sale platforms of real estate available for the campaign and or online auction.

It also provides the possibility of issuing special commercial maps.

Hiring

The procurement module manages and supports all contracts with external entities.

Provide a set of features that allow you to:

  • The registration of received proposals and their insureds;
  • Proposals approval and sending CPCV (Promissory Contract Purchase);
  • Registration CPCV with management amounts received;
  • Control periods;
  • Register of deeds;
  • Assignment of contractual rights;
  • Balances by age;

  • Procedures for revocation or non-achievement of planned operations.

MailMerge and Reporting

Module that provides functionality for Mail Merge and Reporting.

The application supports the configuration of preconfigured charts that are automatically issued upon the execution of movements.

Similarly, it provides a set of reports to support the operation and management of real estate sales.
